How Our Agents Invest in Real Estate With Zero Money Down

There are a lot of reasons I think agents should choose to join my team, but there’s one benefit we probably don’t talk about nearly enough. Honestly, it’s one of my favorites. We have an investment program that lets our agents partner with us on real estate investment opportunities, and it’s changing what a real estate career can actually build.

Our agents partner on deals with zero money down. Here’s how it works. If one of our agents finds a property they think would make a great investment, whether it’s one of our listings or something they spot on the MLS, we can partner with them to purchase it. In our standard program, the agent puts zero money into the deal. No down payment, no renovation money, nothing at risk. I provide the capital, and the agent becomes what I call the legs of the operation. They might meet a contractor at the property, get a flooring quote, measure a room, or let painters in, just helping keep the project moving.

They share in the profits without the risk. When we sell the property, the agent receives one-third of the profits. We’ve done this 25 or 30 times over the last few years with our agents as partners, and we’ve handed out profit checks approaching almost $50,000 on a single deal. Every deal is different, so that’s a past result, not a promise. Remember, that agent had no money invested and no money at risk.

We also have options where an agent can choose to put in some of their own money for a larger share, but a lot of our agents simply love learning how to invest without risking their own cash.

The real goal is teaching agents to think like investors. One of the bigger reasons I do this is that I want to teach our agents how to become investors. One of the greatest advantages of working in real estate is that we see opportunities every single day. We see properties before most people do; we understand values; we know the neighborhoods; we know what buyers want, and we know which improvements actually add value. In the stock market, acting on non-public information gets you in serious trouble, but in real estate we legitimately have an incredible amount of market knowledge right at our fingertips. Most agents never take advantage of it for themselves.

I want agents to build wealth, not just sell houses. I want our agents to think differently. I don’t just want them to sell more houses; I want to help them build wealth. Income is great, but the wealth-building piece can actually change your family’s future. One of my absolute favorite things is watching our team members’ vision boards come to life, whether that’s buying a new car, paying off debt, taking a once-in-a-lifetime family vacation, or buying a first investment property or an out-of-state Airbnb. Whatever that dream looks like, I want to help create the opportunities that get them there.
